Remember this project? Our client purchased this property in Sutton with an incredible amount of land and a big vision for the future. On a road full of detached homes with stunning extensions, it was clear this house needed a bold transformation to match its surroundings.

But after two planning refusals for so-called
‘overdevelopment’—a decision we found baffling given the clear improvement to the home and street scene—we decided to fight back. And we’re thrilled to share that we won the appeal!

Sometimes, even with so much already in place, there’s a lingering thought: What could elevate this further? For this client, the answer was clear—a refined front transformation utilising the untapped potential of their roof space. Tasked with reimagining the upper floors, we crafted a thoughtful internal redesign that seamlessly integrated an elegant staircase into the loft. This was achieved by ingeniously adapting the existing staircase layout and introducing a central bay window to bring balance and character.

The front elevation now boasts two charming cottage dormers, each providing ample headroom to accommodate a luxurious bathroom and a bespoke walk-in wardrobe. At the rear, a carefully proportioned box dormer sits subtly within the original roofline, ensuring it remains harmonious with the property’s character. This rear addition forms a spacious lounge area, part of an opulent master bedroom suite entirely nestled within the newly optimised roof space—a perfect blend of style, functionality, and architectural finesse.

This property went through a major reconstruction phase. We carried out a 6m rear extension; full gut out and major remodelling of the ground floor to create a formal living area, large family bathroom tucked in between the new open plan kitchen/dining area and the front reception room. A utility room/pantry. The first floor was mainly refurbished along with the addition of a new stair case into the loft area for the master suite which included a walk-in wardrobe and an ensuite. It’s a shame we can’t fit the entire project into one gallery but the rest of the photos will follow when the client can fully move in.
